Sustainable Workplace: Space Planning Model to Optimize Environmental Impact

Abstract The construction sector is one of the main sources environmental degradation in world. Data demonstrates that commercial assets are most intensive consumers resources. Among those, largest amount buildings’ emissions comes from office building operations. Buildings’ impact on environment does not depend only energy and material consumptions; but several studies demonstrate sustainable savings could be achieved through occupants’ trainings. To develop a model for assessing performance buildings which accounts also behavior, authors worked with Real Estate Center Politecnico di Milano Joint Research PropTech Fondazione Milano. Through this cooperation, tool under development that: Assesses quantity space needed by organizations, based employees’ ways working; Evaluates how much occupancy utilization may influence performances buildings. This paper describes general functioning looks at contribution PropTechs (Properties Technologies) can give to its implementation. Even if introducing digitalization real estate processes, few them focusing environmental. study reviews existing Italian selects those add value proposed tool. analysis allows define strengths limits tools, helpful implementing new needs managers. aims reduce suggesting more user-oriented strategies.
